There are many things to consider when designing a new home. I like to organize these considerations into two categories: “Must Haves” and “Nice to Haves.” Let’s take a closer look at each list.

Must Haves

Your must-have list includes the essential features your home needs to support your lifestyle today and in the future.

Start by considering the number of bedrooms and bathrooms your family requires. Think about both your current needs and any future changes that may affect your household. It’s also important to evaluate the size of key living spaces, such as the family room and kitchen, to ensure they fit your daily routines and entertaining style.

Garage size is another important consideration and is often a feature that can appear on both lists. In addition, I encourage homeowners to think ahead when planning their basement. Discuss potential future uses for the space, such as adding a full bathroom, creating an extra bedroom, or finishing a recreational area.

Nice to Haves

The nice-to-have list includes features that would enhance your lifestyle but are not essential to the initial build. This is often where your budget plays the biggest role.

Examples may include an extra guest bedroom, a man cave, a home gym, a large back deck, or a screened-in porch. As mentioned earlier, garage space may also fall into this category, depending on your priorities and budget.

Although these features may not be included immediately, they are still an important part of the design process. By planning for them upfront, we can design the home so these additions can be completed more easily and cost-effectively in the future.

Planning for the Future

Thoughtful planning helps create a home that meets your current needs while preparing for future goals. By clearly identifying your must-haves and nice-to-haves, you can make informed decisions, stay within your budget, and create a home that grows with you over time.
